Buying, selling, or relocating in Wyoming should not require wondering whether your real estate agent will respect your relationship, household, identity, or priorities. Pride Real Estate Connections matches LGBTQ+ clients, allies, buyers, and sellers with vetted, affirming real estate professionals across Wyoming.
The right agent needs to bring more than an affirming attitude to the transaction. They should also understand the Wyoming market you are entering, communicate clearly, explain risks without pressure, and have experience with the type of property you want to buy or sell.
That matters in a state where pricing, inventory, property types, and transaction conditions can vary substantially from one community to another. A strategy that makes sense in Casper may not fit Jackson, and conditions in Cheyenne can look different from those in Laramie. Current local data should guide the conversation rather than broad assumptions about the Wyoming market.
When Pride REC makes a match, your location, timing, buying or selling goals, and agent priorities help determine the connection. You are not limited to choosing a name from a generic statewide directory.
Wyoming Real Estate Guide
As of June 2026, Realtor.com reported a statewide median listing price of $490,000, a median sold price of $326,823, approximately 5,719 active listings, and a median 53 days on market.
Active inventory was 2.37% higher than a year earlier, while median days on market had increased 10.87%. The statewide median sold price was 6.72% lower year over year.
Those numbers are useful context, but they should not be treated as a price forecast or as evidence that every buyer has the same negotiating power. Listing-price and sold-price statistics can represent different groups of homes, and Wyoming's individual markets vary widely.
Your agent should analyze recent comparable sales, current competition, property condition, location, and your timeline before recommending an offer or list price.

Wyoming's statewide figures provide context, not a list price or offer strategy for a specific home. Median listing price and median sold price describe different groups of homes, so compare current local inventory, recent comparable sales, property condition, property type, and the terms buyers and sellers are actually negotiating in your market.

Cheyenne had a $506,344 median listing price, $410,438 median sold price, 732 active listings, and a median 42 days on market in June 2026.
For someone buying or selling here, current local comparable sales and competing inventory will usually be more useful than relying on the Wyoming statewide median alone.

Laramie's June 2026 median listing price was $405,500, with a $407,125 median sold price, 333 active listings, and a median 44 days on market.
Active inventory was 22.03% higher than a year earlier, illustrating why buyers and sellers should review current supply before deciding how aggressively to negotiate or price a property.

Casper recorded a $456,350 median listing price, $310,000 median sold price, 291 active listings, and a median 36 days on market in June 2026.
These figures show another distinct price and market-pace profile within Wyoming, and the fastest median market time among the four communities compared here.

Jackson sits in a dramatically different price tier. Realtor.com reported a $3.545 million median listing price, $1.475 million median sold price, 232 active listings, and a median 71 days on market in June 2026.
Buyers and sellers in this market should use highly local comparable properties rather than statewide pricing benchmarks.
A good Wyoming home search begins before the first showing. Establish a comfortable monthly budget, estimate the cash you will need for closing, obtain financing guidance or pre-approval when appropriate, and decide which property features are essential versus optional.
For LGBTQ+ buyers purchasing with a spouse, partner, family member, or other co-buyer, discuss financing, title, ownership expectations, documentation, and long-term plans early. Your real estate agent can coordinate the transaction, but questions involving ownership rights, estate planning, contracts, or tax consequences may require an attorney, lender, tax professional, or other qualified adviser.
The property itself deserves the same level of planning. Depending on what and where you buy, your due diligence may involve inspections, insurance availability and cost, utilities, access, acreage, water or septic systems, association documents, or other property-specific issues. Avoid sacrificing important inspections or protections simply because a transaction feels competitive.
The Wyoming Community Development Authority, or WCDA, currently offers multiple homebuyer products, including its Standard First-Time Homebuyer program, Spruce Up rehabilitation financing, down payment assistance, Advantage, Edge, and a Mortgage Credit Certificate program.
For the Standard First-Time Homebuyer program, WCDA currently defines the first-time requirement as having had no ownership interest in a primary residence during the previous three years, along with other purchase-price, income, occupancy and property requirements.
WCDA's current down payment assistance information lists a maximum $15,000 loan amount, a 620 minimum credit score, and a $1,500 minimum borrower contribution, which may be a gift.
Its Home$tretch product currently has no monthly payment and is due upon sale, refinancing, or 30-year maturity. Program pairing and eligibility rules vary by WCDA mortgage product, so confirm how the assistance is structured and repaid before relying on it.
WCDA programs and their terms can change. Check current WCDA requirements and work with a participating lender before relying on a particular loan amount, interest rate, qualification rule, or assistance program.
Selling successfully starts with your specific market—not a statewide average. In June 2026, Wyoming homes for sale had a statewide median 53 days on market, while active listings were modestly higher than a year earlier. At the same time, individual markets ranged from a median 36 days on market in Casper to 71 days in Jackson.
That variation makes recent neighborhood- and property-level comparable sales especially important when setting a launch price and deciding how quickly to react to buyer feedback.
Ask a prospective listing agent to explain which recently sold properties are genuinely comparable to yours, which active listings will compete for the same buyers, how your home's condition changes its likely price range, which repairs or preparation are worth doing before photographs and showings, how long comparable properties are taking to sell, and how the agent will respond if early showing activity or offers do not support the original pricing strategy.
An affirming seller experience also means deciding how you want the transaction handled without feeling pressure to minimize or explain your household. The professional relationship should remain focused on your property, your financial objectives, your timeline, and your instructions.
Wyoming residential property taxes are administered locally. The Wyoming Department of Revenue states that residential property is assessed at 9.5% of market value to determine taxable value, while the mill levy used to calculate the final tax bill depends on the applicable local taxing entities. County assessors perform residential assessments and update property values annually.
Wyoming also has an owner-occupied residential exemption beginning with tax year 2026. The state's current program information says qualifying full-time owner-occupants may receive an exemption equal to 25% of the fair market value of the residential structure and associated improved land, applying to the first $1 million of fair market value, subject to limitations.
The current residency requirement generally calls for living in the property at least eight months of the year, with a military-related exception described by the state. The state currently says affidavits are accepted from October 1 through March 1, and each claim is reviewed by the local county assessor.
Do not assume an exemption automatically follows a sale or closing. Confirm the rules, filing period, ownership requirements, and treatment of your specific property directly with the appropriate county assessor.

Property taxes and any applicable exemption belong in a broader cash-to-close review. Compare lender, title, recording, prepaid, inspection, insurance, association, and other transaction-specific costs before making an offer.

Relocation decisions become easier when you compare actual housing conditions instead of trying to identify a supposedly best or most LGBTQ-friendly city.
Start with measurable factors that matter to your household: home prices, available inventory, property type, commute or travel requirements, utilities, insurance, taxes, access to services, and the amount of maintenance you are willing to take on. For rural or acreage properties, your evaluation may also need to account for access, private systems, outbuildings, land-use questions, and seasonal maintenance.
Wyoming had an estimated 283,790 housing units in 2025. Census data for 2020–2024 reports a 71.8% owner-occupied housing rate, a median owner-occupied home value of $309,700, median monthly owner costs with a mortgage of $1,754, and median gross rent of $992. These statewide figures provide context, but your actual costs will depend heavily on the community and property you choose.
If you are moving from another state, an agent who regularly works in your destination market can help you understand what is normal locally and which questions deserve additional investigation before you commit.

Affirming service should be paired with strong real estate skills. When you speak with a potential Wyoming agent, ask about their recent experience in the city, county, price range, and property type relevant to you.
Useful questions include: How many buyers or sellers have you represented in this market recently? How will you help me evaluate price and current competition? How quickly do you normally communicate during negotiations? What property-specific issues should I investigate here? How do you handle situations where two partners or co-buyers have different priorities? What does LGBTQ+-affirming client service mean in your own practice? Who will actually handle my transaction day to day?
Use WREC public resources for license verification and current discipline information.
Ask how many buyers or sellers the agent has represented recently in your market and price range.
Ask how the agent evaluates comparable sales and the listings that compete for the same buyers.
Ask about response times during negotiation and who handles your file day to day.
Ask how the agent handles partners or co-buyers who want different things from the purchase.
You can also verify Wyoming real estate licensing through the Wyoming Real Estate Commission's public resources, which provide license verification, current discipline information, rules, and a formal complaint process.
Pride Real Estate Connections can help narrow the search by matching you with an affirming professional based on your destination, transaction type, timeline, and priorities.
Current HUD and Wyoming Judicial Branch Fair Housing Act resources list federal housing protections based on race or color, religion, sex, national origin, familial status, and disability.
Because housing law and the interpretation or enforcement of particular protections can change, this page should not be treated as legal advice about whether a specific LGBTQ-related experience constitutes unlawful discrimination. If you believe you experienced housing discrimination, HUD advises reporting it promptly because filing deadlines can apply.
Concerns about the conduct of a Wyoming real estate licensee can also be directed to the Wyoming Real Estate Commission when appropriate. Its current verified-complaint process requires a complaint to be in writing, signed, and notarized; anonymous or unsigned complaints are not accepted under that process.
The goal is not simply to know where a complaint can be filed. It is to begin with professionals who communicate respectfully, recognize your household as you define it, explain your options clearly, and keep the focus on your real estate objectives.
