Compare current local inventory, recent comparable sales, property condition, property type, taxes, insurance, and the terms buyers and sellers are actually negotiating in the market you are entering.

Over the three months ending June 2026, Las Vegas had a median sale price of $449,755, down 1.2% from the same period a year earlier. Homes spent a median 52 days on the market, the sale-to-list ratio was 98.1%, and 35.0% of homes recorded price drops.
For buyers, that makes property-level pricing and recent comparable sales especially important. For sellers, the share of listings with price reductions reinforces the value of setting an evidence-based launch price rather than relying only on a statewide appreciation figure.

Over the three months ending June 2026, Henderson's median sale price was $494,731, essentially flat year over year. Median days on market reached 56, the sale-to-list ratio was 98.2%, and 35.5% of homes had price drops.
A Henderson buyer or seller should therefore evaluate the property's immediate competitive set, recent reductions, condition, and contract terms rather than assuming nearby Las Vegas statistics describe the same transaction.

Reno showed a different recent pattern. Over the three months ending June 2026, the median sale price was $584,682, up 6.5% year over year, while homes spent a median 41 days on the market. Reno's sale-to-list ratio was 99.0%, and 23.2% of homes had price drops.

In June 2026, the statewide median property spent 61 days on the market, Nevada's sale-to-list ratio was 98.1%, and 19.3% of homes had price reductions. Nevada also imposes a Real Property Transfer Tax when qualifying real property is transferred. Because the final amount is property- and county-specific, buyers and sellers should confirm the calculation with the appropriate county recorder and the professionals handling their closing.
